Every FlexReach campaign drives traffic from Facebook and Instagram directly to the URL you choose. By default, that means more eyes on your content, events, or listings without requiring consumers to fill out a form.

- ExpressOffers Leads are generated through online Facebook/Instagram lead forms.
- Consumers show interest in getting a fast, as-is cash offer for their home.

- Lead information may vary in accuracy; autofill improves validity but isn't guaranteed.
- Not every lead will convert or result in a sale.
- Conversion benchmarks are not yet finalized, but seller intent may yield stronger results than general valuation inquiries.

How Pricing Works

FlexReach is offered as a fixed-term subscription, meaning agents choose their own ad spend, campaign start date, and end date based on the specific promotion or event they are running. Unlike other MIR programs with ongoing monthly subscriptions, FlexReach is designed for flexible, campaign-based visibility.

An agent in Dallas has an open house scheduled for June 15th. They set up a FlexReach campaign to run from June 8–15 with a $50 ad budget (~$7/daily). The campaign targets a 15-mile radius around the property and drives clicks to a simple landing page with the open house details. The campaign ends the day of the event.

An agent is hosting a “First-Time Homebuyer Webinar” on July 10th. They create a FlexReach campaign from June 25–July 10 with a $100 ad budget (~$6/daily). Campaign Launch
Launching your campaign to Facebook will take approximately 10-15 minutes, followed by a few hours for Facebook to review and approve the ad. If all steps were followed correctly, there should be no issues. However, if an error occurs, we’ll promptly reach out to assist you in resolving it.

Why Use FlexReach Instead of Boosting a Post

Boosting is limited. FlexReach provides customization, compliance, and advanced targeting, giving agents real visibility without wasted ad spend.

Is FlexReach a lead generation tool?

FlexReach is fundamentally a demand generation tool. That means its main purpose is to drive visibility, traffic, and awareness so more people see your brand, events, and updates. However, it can also support lead generation if you point your ad clicks to a landing page with a form or registration (like a kvCORE page, RSVP form, or Calendly link). In short, FlexReach is always demand gen by default, and lead gen if your destination page is designed to capture contacts.

How does targeting work with FlexReach?

FlexReach gives you two ways to reach the right people:
Geo-Targeting Radius: Target Facebook and Instagram users in a specific location or neighborhood—perfect for promoting open houses and local events.
Custom Audience Upload: Upload your own contact list to re-target past clients, referrals, or your SOI.
This flexibility ensures you can either expand your brand visibility in a market or reinforce your presence with people who already know you.

How do I upload my own audience list into FlexReach?

You can upload your contacts into the MIR dashboard as a CSV file to create a Facebook Custom Audience.

Here’s how:

Prepare a CSV file following the template provided here

Include at least one main identifier: email, phone, first name, or last name.

For eligibility, your file should have at least 300 valid email addresses.

Upload the file into your FlexReach audience settings.

Facebook will match your contacts to user profiles. Please allow up to 24 hours for processing.

👉 Once uploaded, your ads can specifically target people in your contact list—keeping you top-of-mind with your SOI.

How to Upload Your Audience List

✅ Step 1: Download the CSV Template.
✅ Step 2: Add your contacts with at least one identifier: email, phone, first name, or last name.
✅ Step 3: Make sure your file includes at least 300 valid emails for Facebook eligibility.
✅ Step 4: Save your list as a CSV file.
✅ Step 5: Go to your FlexReach Audience Settings and upload the file.
✅ Step 6: Allow up to 24 hours for Facebook to process and match your contacts.

Tip: Keep your lists clean and updated for the best match rates.
